Weekly Subdivision Updates May 24th: Pool, Painting schedule, Architectural Improvements, Landscaping and Storm damages.

Welcome to our new Weekly Updates! We hope to inform homeowners about work orders, maintenance activity and routine maintenance that might be going on. We will do our best to keep everyone up to date on what your board is working hard on every week.

*If you are a condominium homeowner, please check out the condo weekly updates that will also be posted. This update is for the subdivision as a whole and will not address condo business as this will be updated by your condo board, not the master board.

May 24th updates:Pool Opening, Landscaping, Storm Damages, Architectural Improvements, Painting schedule for Rowhomes and Townhomes.

Pool Opening: The pool opens tomorrow, Saturday May 25th, at 11 am. Please remember your account needs to be current before you may use the pool. You must have your pool card to access the pool and will need to sign in with the lifeguard when you arrive. You may bring up to 4 guests with you. The Board voted to install a new set of speakers and audio unit for the lifeguards to utilize during pool season. Please obey all rules and lifeguard directions. We hope everyone has a great time at the pool this season.

Storm Damages: All homeowners that reached out to Jessica by end of business on May 22nd have had a work order submitted for repairs. Jessica is currently out of the office for the holiday and further damage reports can be called directly to CMA at 314-878-0025 ext. 0. You can also email Jessica at jessica@cmamgrs.com and include “Springhurst Storm Damage” in the subject line, but please be aware that she is out and not checking emails.

Landscaping updates to common areas: The Board has a proposal from Lawn Groomers to replace the 27 dead trees at the Springborough entrance. The Board is in the process of reviewing these and getting the tree replacements scheduled. We have asked for a proposal to remove the weeds in the 2 empty parking lots between Springborough and Springhurst Parkway.

We had Lawn Groomers address weeds growing by the pool fence, and they have completed this job and will check regularly for more weeds in the future.

With the storm that happened this week, he had a fair amount of broken or ripped up trees in the common areas. We had Lawn Groomers onsite Thursday May 23rd, and today Friday May 24th removing the damaged trees. The Board is reviewing the proposals for the replacement of these trees.

We are happy to report that the dandelion outbreak is gone! If you still have a couple pesky dandelions that have held on, which is common, please let us know and we will have Lawn Groomers address this.

Architectural Improvements: Last week we updated residents on a faster approval process for Architectural Improvements. We have already had some requests come through and are happy to report this has been running quickly and smoothly. We are still drafting up a new Architectural Improvement Form and will have that posted as soon as we complete it.

Exterior Painting of Rowhomes and Townhomes: The Board has looked over 2 different bids for exterior painting of the Rowhomes and Townhomes and has approved work to be completed by Certapro. We believe they will preform excellent work and they included the most work for the price. This project will be done in 5 phases, going by address. This helps keep to our budgeted amount per year for this project, and keeps us from issuing a special assessment for routine maintenance. Phase 1 will start July of 2019. We will post more about the phase of this project prior to the start. The work will include:
Front Door and Frame – One Coat
Window Headers – One Coat
Shutters – One Coat
Attic Vents – One Coat
Front Porch Beam and Ceiling – One Coat
Back Door and Frame – One Coat
Garage Door and Frame – One Coat
Full powerwash to exterior included

Note* If you do not want your front door and/or frame to be painted please let Jessica with CMA know and she can coordinate this with Certapro. If you do not let her know, then your door and door frame will be painted.
