Weekly Condominium HOA Board updates May 26th: Roofs, Landscaping, Potholes, Breezeway storage.

Welcome to your weekly Condominium HOA Board updates.  Springhurst has two HOA Board of Directors,  a Master Board that works for the Townhomes, Rowhomes, Single family homes and the common areas. The Condominium Board of Directors works solely for the Condominiums.

 

Roofs:

As many of you know and experienced, we have had significant damages to our roofs over the years.  Our roofs were not constructed correctly,  because of that we are constantly repairing, just to have a storm roll through and take off more shingles.  The storm that we had in May caused significant damages to a couple different roofs, causing us to be able to file an insurance claim. We had weeks of rain, which delayed the insurance adjuster from inspecting the roofs. Once they were able to inspect them two weeks ago, they then needed to inspect the interior of damaged units. We are now done with the insurance inspections, and we should know the outcome this week. We are hoping to get a complete roof replacement for some of the damaged buildings. Once we know if insurance is replacing a whole roof, Ferguson Roofing is ready and waiting to start repairs. If insurance does not replace the whole roof, the HOA will cover the costs for repairs. We appreciate everyone’s patience and understanding during this frustrating time. We have had CMA maintenance out everytime shingles are missing to tarp damaged areas. If a tarp blows off, which has happened, please report it to info@villagesatspringhursthoa.com and also report it to your CMA Manager Jessica Goodman-Jessica@cmamgrs.com. please include “Springhurst roof damage-insert address” this will help speed up the response and urgency of your email.

Landscaping:

We have had Lawn Groomers come out to address some areas that needed more attention. We are addressing weeds growing by AC units as well. If there is an areas that needs addressing,  please let us know. Our Lawn Groomers customer service rep. has been very responsive and helpful. He has been willing to fix whatever problems we bring to him.

 

Breezeway Storage:

Since last fall your HOA Board has been conducting more frequent maintenance walks and violations walks. We have found the number of items being left and/stored in the breezeway has out of control. We have dressers, tires, bikes, cat climbing trees, patio sets, kayaks and many more. No items should be left or stored in public areas. The breezeway is a public area. At this time we have been sending reminders in hopes that we do not have to start fines. We have be able to get half the list of violations corrected. Thank you for your cooperation in keeping our neighborhood looking not only beautiful, but keeping it safe. When items are left and stored in public spaces, this can be hazardous in cases of emergency.

Potholes:

Last month we had CMA maintenance come out to fill all the pot holes. Next year we are anticipating the sealing and repairing of the spring creek/spring forest condos parking lot as a whole.
