Springhurst Terrace Condos January 2020 update-Bridge replacements, Trash enclosures, Downspouts, and more

January 2020 Updates
We have some exciting updates and repairs starting in the new year.

Bridge Replacements
Bridge replacements will start next week (weather permitting) and is expected to take one day to complete each bridge. Please be mindful of construction and plan accordingly for your bridge to be out of service in the next few weeks

Downspouts
The board has approved the burying of the downspouts at building 1000-4000 Spring Creek. These downspouts are on the front and sides of the building. This will help the soil being washed away at the foundation level of the buildings. Some areas have gotten very bad. We have this scheduled for four buildings at a time, to be done with painting. Last years downspouts were not done with the first 4 buildings, and will be done this month. We were able to get a “off season” discount with Lawn Groomers.

Trash Enclosures and Trash issues
We have had issues with bulk trash and trash being left on the ground around the dumpsters. As a result, this has caused rodents, and garbage to be blown around the subdivision. We now have to pay an extra fee to have bulk trash picked up by Meridian. Meridian, our trash vendor does not put any trash left outside the dumpsters in the dumpster. When there is trash left behind, we have to spend HOA money to have CMA maintenance come out and place the bulk items and trash bags inside the dumpster. This is a waste of money and resources. This is something your HOA should not have to spend money on. If residents are going leave bulk items, which we do not see changing anytime soon, residents are asked to please place these items in the dumpers. We should also be placing trash bags into the dumpsters.

We have been receiving reports and photos of residents in the other Springhurst villages dumping trash in the condo dumpsters. This should not be happening. If you see this happening please send photos and information to CMA, and they will be charged a bulk trash pick up fee by Meridian. Condo residents should not be paying for other Springhurst residents trash.

Enclosure Signage

We have approved Dale Signs to install signage on all the trash enclosures to help deter illegal dumping. This will be installed this month.

If you see anyone “dumpster diving” and looking through the garbage, please report this to the police. We have got reports of people looking through garbage at personal paperwork and bills. Please let the police know, as they are the only one who can take care of this.

Salt Buckets
You may have noticed the buckets that are placed in the breezeways. The board has these buckets placed in the breezeways by each stairwell. We started utilizing these back in 2016. To help save money, we have this available for residents to use if there is going to be a storm. Please feel free to use the salt as needed on the sidewalks and breezeways.
These are placed in the breezeways in the fall and taken out in early spring.

The Springhurst PORTAL is available to all owners. https://cmamgrs.vmsclientonline.com.
This is where you will find our Governing documents, Architectural Request Forms, Work orders, Financials and budgets, Current assessment ledgers and Payment information.

Rules and Regulations
Last September we updates the Springhurst Terrace Condo rules and regulations. This was mailed to all units last September. You can reference these rules under the Condo page. Please make sure you are following these rules. If you see any units having issues with following these rules, please reach out to Jessica with CMA to have this addressed. We want all condo owners to be happy and comfortable in their homes.

Please note that all concerns with the condos should not be brought to the master board as they have no contact or access to the condo governing documents, financials, rules or have any information regarding Condo Board decisions. Both boards have separate budgets and are totally separate entities.

We look forward to a great year and are excited to start fresh. We have some exciting changes and long awaited repairs to be started in 2020.
