Springhurst Terrace Condominiums- Master Board Changes

Dear Condo Owners, 

 As you are aware, your condo is a part of two associations; Springhurst Homeowner Association (Master) that manages the Springhurst subdivision as a whole (entrance monuments, sport court, park, pool, dog park, etc.) and Springhurst Terrace Condominiums that manages the Condo neighborhood itself (grounds, buildings, parking lot).  Each Association has a homeowner board that governs the association.  These two associations have always operated harmoniously with professionalism.  Thus far, each association has chosen to hire CMA for professional management services.  

On Monday, February 3rd, it was brought to the Condo Board’s attention that the Master board has chosen to switch to another management company.  Unfortunately, this was a surprise to us as well.  Regardless, we will be working with CMA and the Master Association’s new management company to establish new systems for operation between the Master and Condo Association.  More than one management company in a community is quite common, so please rest assured we will work toward a smooth transition for all.

While the role of a Director is a volunteer position, we take great pride and responsibility in balancing financial responsibility and safety while adding value to our community.  In our experience, our relationship with CMA has been pivotal in reaching our goals.  We are pleased with the services CMA has provided our community.  We have a transparent relationship with CMA and they have always worked through any issues that have arisen in our community with care and professionalism.  They have helped us establish proactive maintenance systems which are ensuring that our community retains its value for years to come. CMA has provided the board with guidance and advise on multiple matters in our community including:

  • Large scale projects such as roof replacements through an insurance claim, gangway bridge replacements, routine painting maintenance, deck repair, and parking lot maintenance. 
  • Organizing a Reserve Study providing us with a better aligned schedule of yearly and multi-year maintenance projects and initiatives. 
  • Aiding the Board in retaining a new lawyer who has experience with collections and understands the importance of making them a priority.  As a result, our collections have been cut in half.  

We will be holding a meeting on Thursday, February 20, 2020 at 6:30 p.m. at Dardenne Prairie City Hall (2032 Hanley Road) to discuss this transition and answer any questions you may have.  We will also address maintenance updates.  Additionally, we will send out updates as procedural changes, such as annual assessment payment and pool passes, are put in place.  As always the you can reach out to our Community Manager, Jessica Goodman, at jessica@cmamgrs.com or to the condo board directly at springhurstcondos@villagesatspringhursthoa.com with any questions or concerns. 

The Condo Association truly appreciates the residents continued support. We have amazing residents and we look forward to staying the course in managing and protecting your property. Although our positions are voluntary, we take great care, responsibility and pride in doing what is financially responsible for our residents.
