Delinquency Process Notification

Dear Resident,

Effective October 1st, 2020, Springhurst will begin following a new collection process that is consistent with our new management company, CPM.  The new process is outlined below:

Late Letter/Standard Collections Procedure                         Action Taken

Payment Reminder Letter – 15 days delinquent                                Letter Only

2nd Warning Letter – 45 days delinquent                                           Letter Only

3rd Warning Letter – 75 days delinquent                                            Letter & send account to NCS Collection

4th & Final Warning Letter – 105 days delinquent                            Letter & Manager Action (see note below)

Note: 10 days following the 4th letter the manager will advise the accounting department which of the following action(s) to take.

  1. Continue the collection process with NCS
  2. Send the account to an attorney

For each delinquent letter sent beyond the Payment Reminder Letter, the owner will be assessed a $15.00 processing fee.  When a delinquent account is sent to NCS Collection, a one-time charge of $50.00 will be assessed to the delinquent owner’s account.  At any time during the collection process, the account may be escalated to an attorney.
